Dubai home sales cooled in the third quarter. That is not the same as a crash.

5 min read

People in Dubai searching the war this week are also searching the property market. The useful version of that story is narrower than the headlines. A slower quarter is not a verdict on every building in the city.

What was reported

On 7 October 2026, The National reported a ratings-agency note, using Dubai Land Department figures, that residential sale value in the third quarter fell 47 percent and sale volume fell 38 percent. Average monthly sale transactions from March through September were 12,644, down 26 percent from 17,198 in January and February. Industry reports cited in the same piece put prices 5 to 15 percent lower between the end of 2025 and September 2026. Emaar founder Mohamed Alabbar was quoted indicating an adjustment of 5 to 10 percent in the broader sector.

The same note expected a gradual price correction, not a rapid decline, and said the sharper effect may be on sentiment in the luxury and ultra-luxury segments, with more secondary-market sales if owners decide to sell into softer prices.

What that does not mean

  • It does not mean every Dubai property has been heavily devalued.
  • It does not mean a sale in Dubai is impossible, or that Surus Capital can sell it for you. We do not broker property in the UAE.
  • It does not tell you what your unit is worth. A building, a handover date, and a mortgage are specific. A citywide percentage is not an appraisal.

The question that is actually yours

If a holding of yours has been marked down, delayed, or simply feels tied to the same regional headline, the decision is where the next dollar sits. Miami is a different geography, with title recorded under U.S. law and a market already used to buyers from the Gulf. You do not have to leave Dubai to own something there.

Surus Capital buys and places capital into Miami multifamily and commercial property. We do not promise a visa, a yield, or a closing date on this page. Florida has no state personal income tax; federal rules for foreign owners, including FIRPTA on a sale, still apply, and those belong with your advisor.
